What the Home Buying Process Looks Like:


 

Start saving for your Down Payment.

 

A down payment is anywhere between 0% and 20% of the purchase price of the home.

There are some down payment assistance programs that you may be eligible for that you can ask your lender about.

 

Get PreApproved with a reputable Lender.

 

Using a good lender is SO IMPORTANT and can make the difference of you closing on time or 3 weeks LATE and stuck in a moving truck.

Ask your Realtor who they recommend you use - using a local lender is highly recommended and can often help your offer have a better chance at being accepted.

 

Find a Real Estate Agent you can trust.

But if not, make sure you choose a Realtor who you can trust, has your best interest as heart, offers plenty of availability and communicates well!

Find a Home.

 

This should be the fun part! On average, a home buyer looks at between 2 and 10 homes before finding THE one.

Make sure you know your “Must Haves” and your “Wants” in a home.

 

Make an Offer.

 

Once you’ve found the one, you will place an offer on the home in hopes that it gets accepted by the seller.

Your Realtor will go through a few things with you such as what you want to offer, how long you want the inspection period to be, etc.

 

Have a Home Inspection.

 

During your inspection period (which is usually 10-15 days), you will hire a home inspector to come out to the home. They will inspect everything from the appliances to the roof to the electrical outlets and provide you with a report of all their findings.

They will let you know if they recommend that anything needs to be fixed. This will help you to have a peace of mind about the home you are buying.

Get a Home Appraisal.

 

An appraisal is ordered by the lender and tells what the value of the home is based on other recently sold homes in the area that are similar to the one you are buying.

You want the appraisal value to meet or exceed the purchase price of the home you are buying. If the appraisal comes in under what you have offered, you can go back into negotiation with the seller.

 

Closing Day & Move into your NEW HOME!

 

The best part is finally here! Closing day usually takes place at the title company who you have been working with. You will sign all the paperwork and leave with the keys to your NEW HOME!

Your Realtor has probably provided you with a list of reminders for closing day such as changing your locks, switching over your utilities, etc.
